Project Profile:
Jean Street, Morris Township

Background

“The quality of the construction, the management, and the supportive services are such that I have often encouraged officials from other communities to partner with Homeless Solutions, Inc.  The (Jean Street Apartments), its tenants, and HSI have been good neighbors in Morris Township.”

Scott Rosenbush, Committeeman Township of Morris

The Jean Street Apartments were completed in 2004.  It was the first permanent supportive housing development for families in the State, and also the first multifamily affordable development to utilize solar panels.  This development won awards from Morris Tomorrow, the Community Builders Association of NJ, and the Corporation for Supportive Housing.

The three garden-style buildings are comprised of four one-bedroom units, five two-bedroom units, and 6 three-bedroom units (15 total units).  The attractive exteriors feature cement board siding instead of vinyl, and Marvin Integrity windows.  The units are Energy Star rated for energy efficiency, resulting in lower utility bills for the tenants.

The apartments have been home to retail workers at Wal-Mart, Acme, and Home Depot, county employees, receptionists, beauticians, and secretaries, among other occupations.  At the time of initial lease up, household salaries ranged from approximately $15,000 to $40,000, with an average of about $28,000.  The 15 units housed 38 people—an average of 1.19 persons per bedroom.
