37 Harrison Street, Morristown


Background
Thirty-seven Harrison Street is called “The Point” because of its position at the triangulated intersection of Harrison and Grant Streets in Morristown.  Its prominent location and appearance make it a focal point of the street and an anchor of a working-class neighborhood that was hit by short sales and foreclosure actions.

The project consists of four one-bedroom apartments targeting income-eligible households emerging from or avoiding homelessness.  Our grand opening was in January of 2010, and all of our initial tenants came from Morristown. 

Renovations
In keeping with HSI’s philosophy that “sustainable is affordable”, our renovation efforts focused on energy efficiency, lower operating costs, functionality and safety - we changed obsolescent layouts, installed new stairs with compliant risers and treads, eliminated old knob and tube wiring, made major upgrades to the foundation, and made the building lead-free. 

Our energy efficiency and “green” features include:

  • Spray foam insulation in walls, floors and ceilings.
  • A condensing gas-fired boiler rated at 95% efficiency.
  • Two roof-mounted solar panels to supplement the hot water system.
  • Compact fluorescent lighting fixtures.
  • High efficiency bath and stove ventilating fans. 
  • Water saving toilets, low flow shower heads and faucets.
  • Bamboo flooring.
  • Low VOC sealants and no-VOC paint.
  • Formaldehyde free cabinets and vanities.     

Tenant Income Information

  • Household income must qualify at 40% of Area Median Income for one bedroom households.
  • The total household annual income for incoming tenants falls between $12,000 and $24,000.
  • Each household will pay 30% of their adjusted household income in rent.
